Homes with a shop, worth a closer look
Greg's picks from what's listed right now, with the one thing he'd want you to know about each.

“Nearly 8 acres across four parcels on the river, five minutes from downtown Sandpoint.”

“10 acres, 181 feet of sandy beach, two docks, a boat ramp and a 30 by 36 shop.”

“102 feet on the widest part of the river, with a dock, two boat lifts, a jet ski lift and a shop.”

“40 acres minutes from Hayden Lake, with a shop, a barn and a greenhouse.”
What the listing photos won't tell you
Four things Greg checks on every shop before a buyer writes an offer.
A shop is only as good as its power
Ask about the panel, 240 volt circuits, heat and insulation. Adding them later costs far more than it looks.
Measure the doors
Check door height and width against your RV, boat or lift before you fall for it. A foot of clearance changes everything.
Zoning decides what's allowed
Some neighborhoods limit outbuildings and home businesses. Rural zoning usually gives you more room to work.
Confirm it was permitted
Make sure the shop, and any living space in it, was permitted. It matters for insurance, financing and resale.
