Room to breathe, worth a closer look
Greg's picks from what's listed right now, with the one thing he'd want you to know about each.

“15 acres looking down on two lakes, with a 58 by 28 shop and living space above it.”

“30 fenced acres next to state land. Live in the cabin while you build.”

“A one-owner Swedish cope log home on 10 acres looking out over Rockford Bay.”

What the listing photos won't tell you
Four things Greg walks every acreage buyer through before they write an offer.
No HOA means it's all yours
You get the freedom to build and use the land your way. Road upkeep, snow removal and fencing are yours too.
Views aren't always protected
Without covenants, a neighbor can build or log in your sightline. Look at who owns the land between you and the lake.
Well and septic come first
Rural land runs on a well and septic. Ask for the well's production numbers and the septic records before you offer.
Check the road in January
Is it county maintained and plowed, or a private road with a shared agreement? It changes the whole winter.
Get new lake view acreage the day it lists
Land with a view doesn't sit. We'll send it to you first.
