Docks worth a closer look
Greg's picks from what's listed right now, with the one thing he'd want you to know about each.

“Fully remodeled, with a covered boat slip and both a path and a tram down to the water.”

“102 feet on the widest part of the river, with a dock, two boat lifts, a jet ski lift and a shop.”

“Two homes, two docks and 700 feet of Pend Oreille shoreline on 3.68 acres.”

What the listing photos won't tell you
Four things Greg checks on every dock before a buyer writes an offer.
Not every dock is equal
Covered slips, lifts and dock size all vary, and all of it is regulated. What's there today may not be replaceable as it stands.
Ask for the permit on file
An existing dock should have an encroachment permit with the Idaho Department of Lands. Get a copy before you close.
Check the depth at the end
Fall drawdown can leave a shallow dock sitting on the lakebed. See it at winter level, and ask how long the season runs.
Private or shared
Some listings mean a slip in a shared or community dock. Confirm exactly what conveys with the home.
